Yolo County Market Report April 2022

hey everybody this is reggie powell with

uh keller williams stack metro this is a

monthly market report for yolo county uh

for april 2022.

so just looking at houses on the market

uh this month there were 84 homes on the

market versus last month's 69.

total number of homes sold was 119 this

month versus 94 the month prior

days on markets still getting shorter we

only had 13 days average for a house in

the market this month versus uh 20 the

months before

average price per square foot is still

going up as well so it's 404

average

uh versus last month's 381

and then the average sales price is all

the way up to thirty seven thousand

dollars versus last month seven hundred

thirty two thousand dollars

and then looking at the year-over-year

changes uh there are some pretty

significant

uh numbers here that i'm seeing so the

average days on market last year

was uh 25 and uh this month it's 13.

so almost 50 less time on the market

homes are moving really quick

average price per square foot jumped

from 309 back then all the way up to 404

per square foot right now and then the

average sales price went from 579 000

all the way up to 737 000

so that's yolo county as a whole now

yolo county is made of really four four

main cities so they got davis west

sacramento uh winters and woodland so

we're gonna break these downtown by town

really quickly

so in davis uh this month 36 homes sold

average sale price of 1 million twenty

nine thousand which is a decrease

actually an average sales price of uh

three percent versus last month

uh west sacramento 35 homes sold

average sale price of 573 000

and that's a decrease as well of five

percent versus the month prior

uh going to winters four homes sold

average sale price of seven hundred

thousand dollars and that's actually an

increase of fifteen percent uh versus a

month prior and then in woodland we had

and that's an increase of 9 from the

month prior

all right that's a yellow county market

report for the month of april 2022
