Hey everybody this is Reggie Powell with Keller Williams Sac Metro this is your uh woodland market update for February 2022. all right so let's go over the year over year changes so February 2021 there were 25 new homes in the market and 2022 February they're only 10. that's a difference of a 60 from last year looking at homes sold there were 49 homes sold in February 2021 and only 30 this last month which is down 38 from last year average days on market last year was 38 and the days on market average right now is 20. average price per square foot is 266 dollars last year and uh this year was 315 dollars per square foot and the average sales price was 498 000 last February and this February was 560 thousand dollars all right so now let's
look at the one month changes so if we look at January to February we had 50 less new homes on the market in February uh we have 25 less homes sold in February and uh the average price per square foot actually went up three percent all the way up to 315 dollars per square foot this February so that's the market update for February 2022. that's definitely still a seller's market the inventory is just getting lower we have less and less homes out on the market and there's still just as
