Woodland Real Estate Market Update December 2021

So looking back in December 2020 there were 41 new listings, 46 total homes on the market, and 51 homes sold. The average price per square foot back then was $246 dollars with average days on market of 27 days and an average sale price of $454,000. looking back to last month December 2021 there were only 26 new listings, which is a decrease of 37%. There were 26 total homes on the market, which is again a decrease of 43% of total homes in the market and 55 homes sold which is actually an increase of 8%. So despite the lower inventory we still had more home sales last December (2021) than we did one year prior. The average price per square foot is $299, an increase of 24%. A total of 20 average days on market and an average sales price of $576,000, which is an increase of 27%. So it's still a really great time to sell a home.
