The graph above is for Woodland. The light green bars show total homes for sale in town. Dark green lines show total homes sold. The red line shows the number of homes pending (under contract, but not closed yet). As you can see, sales dropped when summer hit. School was out and temps were high, so there wasn't a whole lot of action out there. The market has since picked back up.
One thing you can see as well is that inventory is starting to pick back up a bit. It's still a seller's market, but there have been more concessions and credits given to buyers lately from sellers. Interest rates have also come down a little, making it somewhat easier for a homebuyer to afford a home.
I have also attached market summaries for Woodland, Davis, and Sacramento down below. If interested, please take a look to see what's going on in your town. Even if you have no plans of buying or selling, its still a good idea to stay informed on what's happening in real estate.
