all right so we're out here in yuba city

all right so here's the inside of the

house this is a three bed two bath

uh we're here in yuba city

so this is the kitchen obviously the

kitchen needs some updating

but my clients are actually super

excited about this because they can come

in here and make it their own

let's go down the hallway

so here's the first bedroom

need some new paint the carpet's brand

new though so that's good

there's a second bedroom same thing

needs new paint good carpet

so one thing i really like about buying

houses that need a little bit of work is

it just makes it so it's a little bit

less competitive out there

right now the market is

saturated with buyers that are trying to

buy anything

so if you can find something like this

it needs a little bit of work it just

makes it easier to get

and then as a client it's nice because

you can come in here rip everything out

and customize it exactly how you want

and you're not wasting any money because

you're not throwing away

a perfectly good vanity or good flooring

you're kind of starting from scratch and

making it your own

this is a master bedroom

all right so here's the master bathroom

again like i said they're super excited

because they get to remodel this place

exactly how they want

we'll go back out towards here

they got their laundry room hookups

right here and then this door out here

leads to the backyard i'll go check that

out in a minute

i got a little garage here

i'm gonna hear you on the side here to

park your rv your boat or both

whatever you have

a really good sized backyard

this chain link fence it goes all the

way around the back

goes back for a while

and that garage has a

door in the back here as well

that's it we're just waiting on h-back

to get here so we can do one last

inspection

and then uh we're good to go
