June 2022 Yolo County Real Estate Market Update. Davis, Winters, West Sacramento, Woodland

hey everybody this is reggie powell with

powell realty and development i'm just

doing a market update for june 2022 i'm

at a new listing right now so i'm just

walking that and i thought i'd do this

report while i'm here

all right so we're going to start with

yolo county as a whole before we get

into the market report though i just

want to talk about what everybody's

talking about right now the real estate

market and i think a lot of people are

expecting doom and gloom and

the the market to shut down and prices

just to drop

and uh you know basically the market to

fall out i think that there is

definitely been a shift in the market we

are seeing homes sitting on the market

longer um it's not quite as as hot for a

seller's market right now things aren't

moving as quickly but

there is still

a lot of homes in the market and there's

still a lot of people trying to buy

those homes so we're gonna see that the

prices are gonna flatten out a little

bit

um and you're gonna have some more time

to buy a house

but

you're not gonna get a crazy great deal

on a house right now

all right so for yolo county last year

we had 93 total homes in the market

versus uh this last month's 135

and the month prior there were 124 homes

so we're seeing an eight percent almost

nine percent uh increase in homes in the

market month over month

uh number of homes sold last year was

versus last month's 115 so we're still

seeing a 20

uh increase on number of homes sold

month over month

average days on market so last year this

time it was 10 days

now it's 12 days on market versus last

year and then last month was actually 14

for yolo county as a whole

so we're seeing a drop in uh average

days on market of two days month over

month

average price per square foot so this

year right now this month was 413

dollars per square foot versus last

year's 362. so still a pretty big

increase over the year and uh versus

last month it was 3.99 so that's almost

a four percent increase still on the

average price per square foot month over

month

the average sales price

was 774 000 as a county uh versus last

year's 688 and if we look at the

previous month uh prior to this one it

was 698 thousand dollars so we're still

seeing an eleven percent increase on the

average sales price

so overall as a county

uh days on market is shorter the sales

price is higher price per square foot is

higher and uh there are more homes on

the market but we're still seeing plenty

of people looking for these homes right

now

all right now let's talk about davis

so in the city of davis

uh this year this month there were 23

total homes in the market versus last

year's 18

and if we look one month prior

it was 24 homes so we're actually seeing

one house less on the market in davis

month over month

um

number of homes sold there were 54 total

homes sold in davis last year this time

they're only 43 this month

versus 28 the month prior so we're

seeing a 54 increase in total number of

homes sold month over month in davis

average days on market so last year it

was nine days

and then this month it was 12

and uh versus last month's 19.

so again we're seeing actually less days

on market for the city of davis

and then average price per square foot

last year was 457

and this month it was 538

and then we'll compare that with last

month's uh 524

so again the price per square foot is

going up as well month over month and

then the average sales price for last

year was nine hundred and seven thousand

dollars

versus this month's uh 1.12 million

dollars

and last month it was 989 000.

so there's another 13 increase

and then also one thing to keep in uh

keep in mind is that these numbers are

kind of lagging the market a little bit

so we are seeing that everything is

increasing and things are selling

quicker than they were but there is a

little bit of a lag in this information

so the market is kind of slowing down a

little bit but for sure it's still a

great market to sell home

all right so let's talk about winters so

winter's is a small community and uh

every single month these numbers go way

up and down just because there aren't

that many houses out there so for this

month there were 10 total homes in the

market versus last month's three

so we are seeing some increased

inventory in winters

number of homes sold total this month

was five and last month was three

average days on market this month was

five

and last month was three again

so we're seeing an increase days on

market there are two days and winters

average price per square foot last month

was 442

and this month it's 390.

so the average price actually did come

down 12 percent out in winters

and then the average sales price this

month was 681

versus last month's 572.

so the average sales price is

all right so let's talk about west

sacramento

so in west sacramento last year there

were 26 total homes on the market

and this month they're 41

versus a month prior is 42. so there's

not really much in a change in houses in

the market in west sacramento month over

month uh total number of homes sold this

month was 49 versus last month's 40.

and last year it was only 36 so again

that's a 22 increase month over month

uh average days on market is going to be

versus last month's 12

and then last year was eight days on

market so there's a good amount of more

time

that these homes are sitting on the

market for you to go out there and get a

look and make some offers and hopefully

get a home if you're looking to buy

right now

average price per square foot right now

was 351 and then last year was 294

and last month was 351 as well so no

change there in average price per square

foot

average sales price this month was 609

so that's an 8 increase there in the

average sales price and last year it was

over the year as well

all right the last city we'll talk about

is woodland

so last year in woodland there were 35

total homes in the market

and uh this month there were 47

versus last month's 41. so month over

month the increase is 15 percent

number of homes sold last year was 59

and uh this current month was 38. so

there's a pretty big drop in the number

of homes sold

but versus last month it was also 38 so

there's no change in the number of homes

sold there month over month

average days on market last year was 13

and this month was 14. so a one day

difference but not really much to to

talk about there

average price per square foot right now

is 323

versus last year's 312.

and if we look at the month prior to

this one it was 342. so there was a six

percent drop in the average price per

square foot here in woodland

uh the average sales price this month

was 579 000

versus last month 617 000 which is a

drop of six percent

uh and looking at the year so last year

it was 587 000

uh so woodland is kind of the the main

place right now that's showing a

lower sales prices

and uh more time on market just slightly

all right everybody uh once again this
